The designer used the rule of volumes to get the permit for a residential tower, overlooking the River Nile. A platform occupying the whole site was allocated for commercial uses, offices & garages.
The multi functional program differentiated between several uses vertically as follows:
Platform: contains garages occupying the basement beneath the tower & two floors in the back extension. Straight & circular ramps connect different floors. It contains the entrance, shopping center & offices.
Residential tower: occupies 1/3 of site consists of 22 typical floors.
